The Property MaintenanceManager is responsible for overseeing building maintenance to ensurethat the buildings remain in optimal condition. This includes, but isnot limited to, ensuring that all plumbing issues, water leaks, wall &other cracks, electrical queries, waterproofing, etc. are proactivelyand timeously attended to. He / She will oversee, supervise, attendto, and resolve all building maintenance related matters, across thein-land portfolio.RESPONSIBILITIESMaintenance ManagementOverseesall property maintenance procedures and implementation thereofResponsible for proactively planning and executing of generalRepairs and Maintenance, as well as attending to and prioritizing anyunplanned day-to-day maintenance matters of various properties /buildings.Proactively manage the look and feel of thebuilding by ensuring that the buildings are well maintained and remainin good condition.Addressing and resolving tenant queriesand complaints.Making recommendations for *** spend inorder to ensure that the buildings remain in optimal condition.Ensure compliance with relevant statutory regulations.Project Manage minor refurbishments, additions, andredecorations, tenant installations, take backs, etc.Provideinput into and manage the R&M budget. Motivate for and substantiateany variance in budget spend, to ensure that the prime objective ofmaintaining the property is not neglected.Proactively managerelationships with tenants, service providers and management, toensure that everybody remains abreast of matters / queries.Identify opportunities to optimize the performance andefficiency of the buildings.Provide technical andoperational support to the Portfolio & Management Team.Manage and direct teams by identifying the priority scope ofworks.Complete cost adjudications for approval.Co-ordination with day-to-day scheduling for PPM works.Co-ordination and day-to-day scheduling of specialized teams.Customer Service ManagementProactively manage relationships with tenants andcontractorsLiaise with tenants and resolve buildingmaintenance queries timeously.General management oftenant-landlord relationshipsBuild a good relationship withcontractors.Ensures compliance with relevant Acts.Controls,manages, and governs the processes and systems within the area ofaccountability to ensure compliance and minimize the business risk.Self-developmentIdentifies training/development needs and pro-activelyselects effective solutions to address development gaps.Ensures that a personal development plan is developed andimplemented.Staff managementResponsible for the implementation and review ofindividual role profiles.Responsible for the ongoingperformance management, including bi-annual performance reviews, andany Industrial Relations related matters.Responsible for theimplementation of individual development plans.RESPONSIBILITIESPlumbing orElectrical Trade Test or N3Drivers License3- 5Years as a Property Maintenance ManagerStrong TechnicalKnowledgeProficient communication both verbal and in writing#J-18808-Ljbffr
