The incumbent will be responsible to provide a link between the Company and its residents within a specific complex. To achieve this, you will be responsible for the day-to-day operational activities within the complex such as, but not limited too – assisting prospective tenants with viewings, introducing new tenants to their units by conducting inspections and by escalating tenants' queries through to the relevant reporting lines.ResponsibilitiesCarry out House visits - 20 a monthAddress minor transgressions of house rulesReport suspected sub-letting to Client ServicesReport abscondment to Client ServicesCheck that all vehicles display their access discReport non-adherence to the Tenant Liaison OfficerPlace stickers on abandoned vehicles and report to Client ServicesDistribute tenant correspondence including newslettersCheck that vacant units are ready for occupationResolve minor tenant enquiries where possible or escalate to Tenant Liaison OfficerReport any social issues to Client ServicesFacilitate a positive social climate within the complex through regular (formal & informal) engagement with tenantsRegular inspection of building and grounds identifying items for repairReport all maintenance matters on common property to maintenance officeDirect tenants to report all internal flat maintenance matters to maintenance office for works order to be issuedFacilitate access to flats for maintenance tasks to be undertakenEnsure that the cleaning and gardening tasks/activities are being completed to the required standardEnsure that requisite cleaning equipment is fully functional and sufficient chemicals are on handReport equipment that needs repair / replacementEnsure sufficient food supply is always availableDistributing arrears / demand letters and basic engagement with tenants regarding implications and realities of credit control processesUnder guidance from Finance engage with tenants that are in arrears and encourage them to visit the office to make the necessary arrangementsMonitor and review staff outputsMonitor and review the overall wellness of our complexManage CSI activities in line with OHHAs mainstreaming plansAttract new and engage with current volunteers involved in the CSI programsAttend meetings and events to assist with the guiding of current and new CSI programsRelate & promote a customer friendly environment in all developmentsEnsure effective cost saving and waste eliminationMeet output requirements, while containing expenditureEnsure control and approval of expenses in accordance with the company approvals frameworkRequirementsGrade 12/Matric CertificateDriver's LicenseComplex Management Experience Essential2-3 years building and maintenance management experience dealing with tenant issues1 year customer service experienceSkills & AttributesVerbal and written communication skillsMS Office skillsConflict management skillsAbility to work under pressureAbility to work in a team and individuallyAttention to detailPersuasiveness and assertivenessProblem-solving skillsGathering and analysing informationCultural sensitivityDecisivenessBenefitsLive-in position with housing allowance provided.Desired SkillsGrade 12Complex management experienceDriver's licenseDesired Qualification LevelGrade 12 / Matric#J-18808-Ljbffr
