Are you bilingual in Afrikaans and English and have a minimum of 5-10 years’ experience working “on site” using your committed attitude&professionalism to run the full cycle of a large Property development project required in the Paarl area? This project commitment involves planning, feasibility, proposals, detailed designs, tenders, council liaison, performance of construction&contract monitoring, stakeholder engagement, managing commercial&legal risks – full responsibility of the “entire project life cycle”. Requirements: Matric, relevant qualification advantageous Fluent in Afrikaans, good written communications skills Excel, PowerPoint and other presentation software skills required Ability to work autonomously and independently but communicate well consulting with internal stakeholders and management Ability to build strong and positive relationships with clients/external stakeholders, consultants and advisors Strong developed problem solving&excellent negotiation and influencing skills Demonstrated leadership skills with vision, commitment, engagement and results Highly developed verbal communication skills with ability to communicate at a high level. Strategic thinker, strong planner committed to deliver results Manage and prioritise several key tasks at any one time within defined deadlines High level of professionalism, honesty and integrity Duties and Responsibilities: Define and review project goals and constraints&develop strategies for review. Advise and liaise with all stakeholders&obtain senior management approval for development strategies Manage preliminary feasibilities, define&evaluate best use options for properties. Develop design briefs with external consultants to preliminary costing stage. Negotiate/gain approvals in a timely cost-effective manner, liaise with management ensuring appropriate financial, commercial and legal risks are documented, updated progress, cash flow&project issues as they arise Prepare funding proposals, liaise with approval authorities, management/relevant parties Appoint and manage marketing agents Manage tender process in conjunction with the project QS Responsible for project design development throughout projects Ensure compliance with relevant council documentation Draft all required EXCO material for presentation to relevant parties Manage NHBRC enrolments and approval process Evaluate market sector, emerging opportunities, monitor market/competitor trends. Liaise with real estate agents/consultants/prospective tenants. Ensure objectives for Profit, Program, Quality, Safety and Environmental performance for each property development project are achieved. Instruct, manage external project consultants – review preparation of contract documents Monitor progress and oversee Practical Completion, final certificates in consultation with management and the appropriate Certifier. Ensure accurate and timely information is available for monthly Management Reports, covering all aspects of project. #J-18808-Ljbffr
